The data landlords get is broken

Credit scores, references, one-off checks — none of them tell you how a tenant behaves across a real tenancy. And since May 2026, getting that decision wrong costs you far more than it used to.

Credit scores miss the point

Most rent payments never appear on a credit file. A tenant who has paid on time for five years can still score 480 because of an old debt management plan. The score isn't measuring what you need it to measure.

References are guesswork

Most landlord references are glowing — because the previous landlord wants the tenant to leave. Unverified, biased, and almost never independent. They tell you almost nothing useful.

One-off checks freeze at move-in

Standard referencing tells you who someone was on the day they applied. It tells you nothing about how they behave across six months, a year, or three years of actual tenancy.

The law just raised the stakes

Section 21 is gone. You can no longer end a tenancy without legal grounds. Getting the wrong tenant in the first place is now a 11-month court process. Upfront data has never mattered more.
